Realtor.com released a new analysis on August 19, 2026, describing a growing K-shaped divide in the U.S. housing market. Financially stronger buyers remain active while price-sensitive and entry-level shoppers retreat due to affordability challenges.
Online views for properties under $370,000 fell by 11.4 percentage points to 42.8% since 2021. This engagement level now sits below 2019 levels for entry-level homes. The current share of views nearly matches the 42.2% share of listings, indicating a sharp decrease in competition for lower-priced properties.
The national median list price dropped 2.4% year-over-year to $428,950 in July 2026. However, the median viewed price remained steady at $425,000. This data confirms a split market where demand for mid- and upper-tier properties stays resilient while the entry-level segment slows significantly.
