American Healthcare REIT acquired six senior housing communities from Kensington Senior Living for approximately $572 million. The transaction includes 464 units across the portfolio. This purchase is part of a larger $873 million deal involving eight total communities. The remaining two properties are expected to close in the fourth quarter.

Kensington will continue to operate the properties post-acquisition. The portfolio expands the REIT’s presence in high-barrier markets including Los Angeles, San Francisco, and Washington, D.C. Approximately 93% of the units are designated for assisted living and memory care.

American Healthcare REIT funded the acquisition through a recent common stock offering. The deal underscores strong investor appetite for specialized senior housing assets amid broader market uncertainty.
